Tricks and tips for getting the best vacation property experience:

Finding your perfect vacation home:

  • Summertime is the most expensive season in the New Bern area. To book the largest vacation home within your budget, we suggest reserving in the Spring or Fall. You'll enjoy lower rates, better selection, beautiful weather and the absence of large crowds at popular attractions and restaurants. Many vacationers use this strategy to find larger homes within budget, or to reserve an oceanfront rental that would otherwise be unavailable or unaffordable during June, July, and August. Speaking of the off-season, don't overlook the holidays for a New Bern vacation! Who wouldn't love a holiday on the coast? Christmas, Thanksgiving, and New Years Eve are great times to gather with family and friends at the beach.
  • Book your vacation rental as early as possible. Rental schedules often open twelve months in advance (or in September just after Summertime ends). Many families reserve their Summer vacation rentals during Thanksgiving, Christmas, and New Years Eve gatherings. Reserve before these holidays for best selection.
  • Owners sometimes offer promotional rates for veterans and active duty military. Make sure to check with your property manager to see if rate reductions are available for your group before you book.
  • Property managers usually offer renters an option to purchase trip insurance. Trip insurance, which costs between 1% - 5% of the base stay price, offers visitors reimbursement of costs for any missed days as a result of medical-related emergencies or weather disasters, as well as hurricane evacuation costs or charges, such as an unexpected hotel overnight or additional fuel expenses. Trip insurance might be a a life-saver if the unforeseen occurs. Ask your host for program terms and fees.
  • Find a copy of your local New Bern area magazine upon arrival. If your rental doesn't have one, you can find them at local shops and fuel stations. In addition to great local information, visitors guide magazines contain money saving offers on local tours and attractions.

Use filters to search efficiently:

  • Choose your vacation dates and max budget.
  • Determine how many bedrooms and the bed configuration your group requires. Seascape, Oceanview House in Emerald Isle, NC! has 3 bedrooms and 2 bathrooms.
  • Precise descriptions of bedrooms and bed types is often available on booking pages. Otherwise, contact the property management company before reserving your home. Note that most property listings specify the maximum guest capacity, which typically includes sofa beds. You'll need to determine what configuration is optimal for your vacation.
  • Is your group looking for unique amenities? Most rental search websites include search filters with amenity lists. Use these filters to your advantage to find the perfect rental home.
  • Appropriate accessibility can make or ruin a vacation for persons with a disability. Make certain to ask about wheel chair entry, pool lifts and specialized equipment needs.
  • Some rentals allow pets, and others don't. Acceptable types of pet, size and breeds may be restricted, and additional charges may apply. Ask the owner about allowable pet guidelines before booking.

During your stay:

  • Add the owner's information to your phone. Take a copy of arrival/departure procedures.
  • Upon arrival, note any damages to the rental property and immediately alert the property manager. Keep records of all coorespondence.
  • Property managers are there to help! Feel free to ask questions before, during, or after your stay.
  • Respecting late-night quiet hours and parking policies can make a stay more pleasurable. You will magnify your chance to make some new local friends, and resident neighbors can be an incredible resource to find the best local spots.
  • Don't forget to... Ask a local resident! Neighbors can usually help you find exactly what you're looking for. Who better to ask where to find the best bike paths, have a great night on the town, or the best spots for fishing?
  • Lock your vacation home while you're out. Protect the owner's property and your things!
  • Re-check the vacation property to make sure that you've packed all of your family's items at check-out. Check dressers, closets, and bathrooms for hidden treasure. Remove everything from the refrigerator and take any leftovers home.
  • Go through the property a final time and look for damage. We advise walking through with the host whenever you can (often this isn't possible). If the property manager isn't available, ensure that you take photographs of the rental to record its condition.
  • Leave a review! Property managers rely on excellent ratings to propel future reservations. They'll be thankful for your feedback. Alternatively, if something wasn't as described, other vacationers will will be grateful for your review and help them have the best future vacation. Be fair with your review. If something fell short of expectations, consider whether the manager could control the issue, and if so, whether they responded reasonably to remedy it.
