We rent to family groups, married couples, or mature adults over the age of 25. We do not, under any circumstances, rent to groups for proms, graduations, college home events, etc. Misrepresentation will result in immediate eviction without refund.

1. Damage Protection Insurance – For an additional $79.00, this plan covers up to $3,000 in unintentional damages to the rental unit that may occur during your stay. Report the damage to us, we’ll take care of the rest!
2. Security Deposit - $750 is immediately charged at time of booking. If the property is left undamaged, keys & parking passes returned, your security deposit will be refunded within 45 days after check out.

When to book & When to go:
- Reserve your rental as early as possible. Rental schedules usually open twelve months in advance (or in September just after Summertime ends). Many groups reserve their Summer vacations during Thanksgiving and Christmas gatherings. Book before these holidays for best selection.
- June, July, and August are the most expensive months in Atlantic Beach. To find the best value, try shifting your trip dates to the Spring or Fall shoulder seasons. May, September, and even October offer pleasant temperatures, fewer crowds, and greatly reduced traffic. Many vacationers use this strategy to reserve larger homes, or to reserve an oceanfront rental that would otherwise be unavailable or unaffordable during the Summer.
- Active Duty and veterans of the US Armed forces may qualify for special discounts. Be sure to ask your prospective property manager if your family qualifies for a discount.
- Management companies and individual rental owners usually offer their guests an option to add vacation insurance. Trip insurance, which will generally cost anywhere between 1% - 5% of the base reservation price, offers visitors reimbursement of their vacation costs for missed vacation time as a result of medical-related issues or weather disasters, as well as ensuing additional evacuation costs or charges, such as an unanticipated hotel overnight or extra gas expenses. Trip insurance might be a a bank account-saver if the unforeseen occurs. Ask your property manager for details.

- Don't forget to... Ask a local resident! Locals can usually help you find the best spots in town. Who better to ask where to charter a fishing boat, have a great night on the town, or the best spots for crabbing?
- Don't leave anything behind! Before departing, take a walk through the rental property to confirm you've collected all belongings. Remember to check bathrooms, garages, and back yards for hidden items. Clean out the refrigerator and take or dispose of leftovers.
- Document the condition of the property at check-out. We recommend taking a video during your final walk-through.
- Did your group have a great vacation? Most rental home management companies make it easy for travelers to provide comments. If your property and/or host was fantastic, they would love to hear about it. If anything was imperfect and they failed to correct it within reason, or if the vacation rental wasn't as described, you'll want to make it a point as part of your comments.
