Rental booking tips:

Finding your perfect rental home:

  • Reserve your rental as early as possible. Rental schedules generally become available twelve months in advance (or in September just after Summertime ends). Many groups book their Summer rental homes during Thanksgiving, Christmas, and New Years Eve gatherings. Reserve before these holidays for best selection.
  • Summer months are high season in Atlantic Beach. Booking your vacation home in Fall or Spring is our best tip for saving money on your vacation rental. Rental rates are lower, and you'll find a better selection of acceptable properties.
  • Some hosts and property managers offer special rates for veterans. Check with your property manager to see if discounts are available for your group.
  • Booking websites often offer customers an option to buy vacation insurance protection. Trip insurance, which costs 1% - 5% of the booking price, offers visitors reimbursement of their vacation costs for any missed time as a result of medical-related catastrophes or weather disasters, as well as ensuing additional evacuation costs, such as an unanticipated hotel stay or additional gasoline expenses. Trip insurance is definitely a life-saver if the unforeseen occurs. Ask your property manager for more information.
  • Find a copy of your local visitors guide when you arrive at the rental property. If your rental property doesn't have one, you can find them at local grocery stores and visitor centers. In addition to great articles, visitor guides have discounts for local accommodations, restaurants and tours.

Filter your rental search:

  • Select vacation week and max budget.
  • Note the number bedrooms and the bed configuration your group needs. 1st Floor Unit With Ocean View, Swimming Pool, Elevators has 3 bedrooms and 3 bathrooms.
  • Specific descriptions of bedrooms and bed counts is almost always available online. If not, email the property management company before you book the property. Note that most listings specify the max. guest capacity, which frequently includes sofa beds in living rooms. You will need to establish what bed configuration is suitable for your vacation family.
  • If your group is bringing pets, you must reserve a property that allows animals. Make sure to ask for details on breed, weight, and type restrictions. Often, hosts charge additional pet fees.
  • Does your family require particular amenities? Most websites include search filters with amenity lists.
  • Suitable accessibility can make or break a vacation for persons with a disability. Remember to confirm all necessary amenities are included before booking

Know before you go:

  • Take a copy of the property manager's phone number and arrival/departure procedures for your rental home.
  • Property managers are great sources of help! Don't be shy to ask questions during your stay.
  • Lock your rental while you're away. Keep your property safe!
  • At Check-in, record any issues with the rental property and immediately alert the property manager. Record all coorespondence.
  • Be a good neighbor! You wouldn't like loud vacationers bothering your home life. Apply the golden rule for common sense. If they like you, locals might even recommend great restaurants and scenic spots you would've not otherwise known!
  • Speaking of neighbors... Ask a local! Local residents can often help you find the best spots in town. Who better to ask where to rent beach equipment, have a great night out, or the best spots for fine dining?
  • Don't leave anything behind! Before you drive away, walk through the rental to confirm you've collected all belongings. Remember to check garages, decks, and cabinets for hidden items. Clean out the refrigerator and take any leftovers home.
  • Walk through the property one final time and scan for damages to contents or the property itself. We suggest inspecting the property with the property manager whenever you can. If the manager isn't available, ensure that you take video of the property to record its condition at check-out.
  • After your trip, leave feedback! Property managers rely on good feedback to inspire more reservations. They'll be thankful for your feedback. Alternatively, if something wasn't right, other vacationing families will will be grateful for your experience and help them have the best future vacation. Please be objective. If something fell short of expectations, consider whether the owner had any control over the issue, and if so, whether they responded reasonably to solve it.
