Vacation rental home tips and tricks:
Get the best rental home value:
- Book your New Bern rental property in Spring or Fall to enjoy beautiful weather while saving money and avoiding crowded roads, restaurants, and activities. Many vacationers use this strategy to find larger homes within budget, or to book an oceanfront rental that would otherwise be unavailable during June, July, and August.
- The sooner you can reserve a vacation home, the easier your search will be. The best rental properties are reserved early. Booking your vacation property 6-12 months before your travel dates is recommended. Christmas, Thanksgiving and New Years Eve are excellent times to plan and reserve your vacation home.
- Property management companies sometimes offer rate reductions for active duty military and veterans. Make sure to check with your host or property manager to see if special offers are available for your group.
- Property managers often offer customers an option to add trip insurance. Trip insurance, which will generally cost anywhere between 1% - 5% of the reservation price, offers visitors reimbursement of their vacation costs for any days missed as a result of medical-related issues or weather disasters, as well as evacuation costs, such as an unexpected hotel or additional gasoline expenses. Trip insurance can be a a life-saver if the unforeseen occurs. Ask your host for details.
- Look for your local visitors guide upon arrival. If your rental home doesn't have one, you can find them at local shops and visitor centers. In addition to great local information, visitor guide magazines have money saving offers on nearby accommodations, tours and attractions.
Narrow your Search:
- Choose vacation week and spending budget.
- Determine how many beds and what type of bedroom configuration you need. Ocean Point in A Place At The Beach, your oceanfront resort destination! has 4 bedrooms and 3 bathrooms.
- Specific details about bedrooms and bed types is almost always available on booking pages. If not, email or call the property owner before you reserve the property. Note that most listings specify maximum guest capacity, which usually includes pull-out couches and bunk beds. You'll need to work out which bed configuration is optimal for your vacation family.
- Is your family looking for special amenities? Most rental search websites include search filters with amenity lists.
- Proper accessibility can make or ruin a vacation for persons with a disability. .
- Some rental properties allow pets, and others do not. Acceptable types of pet, size and breeds may be restricted, and added fees may apply. Ask the property management company about pet restrictions before booking.
Advice for a great stay:
- Be sure you get the owner's phone number and check in/check out procedures for your rental. Put the manager's contact information in your smartphone and wallet.
- Make a record of any damages to the property at check in, and immediately contact the owner. We specifically recommend texts and e-mails, as they usually contain built-in time stamps that are useful if there is a dispute.
- Property managers are great sources of help! Don't be shy to ask any questions before, during, or after your stay.
- Be a good neighbor! You wouldn't like loud vacationers disrupting your peaceful home life. Employ the golden rule for common sense. Happy residents may even recommend great restaurants and places you would have never otherwise known!
- Speaking of neighbors... Ask a local! Neighbors can frequently help you find exactly what you're looking for. Who better to ask where to go for the best drinks, have a great night on the town, or the best spots for bird watching?
- Ensure you protect the owner (and your things!) by locking the rental while you are away, just like you would at home.
- Just prior to departing, complete a walk-through to make sure you have not forget any personal items. Remember to check closets, dressers, garages, and bathrooms for hidden items. Clean the refrigerator and take any leftovers home.
- Record a video to document the condition of the property.
- Did your family have a wonderful time? Many rental management companies make it easy for vacationers to provide comments. If your property and/or property management company was great, they would love to hear about it. If anything was wrong and they failed to fix it in a reasonable manner, or if the vacation rental wasn't as described, you'll want to make it a point as part of your feedback.
