#19. POOL LEASE ADDENDUM TERMS POOL: Tenant is responsible for the proper care of swimming pool. Pool use is "At Your Own Risk". It is a parent or guardian¡s responsibility to watch kids at all times during pool use. Kids must not to be left unattended during pool use. No diving into the pool is ever allowed since serious injury, paralysis or even death could occur. Damage to the pool itself due to tenant misuse will result in additional charges. It is imperative everybody (adults and kids) shower before entering the Pool to remove sand and suntan lotion from their feet, hands and body. The Pool is maintained by Bluewater Real Estate. . Any questions regarding the safe use and operation of the Pool should be referred to Bluewater Real Estate (252) 354-2323. Tenant does hereby covenant and agree to defend, indemnify and hold harmless both the owners of subject property and their Agent, Bluewater Real Estate, from and against all liability, loss, damage, claims or actions (including costs and attorney costs) for bodily injury, paralysis or death and/or property damage, to the extent permissible by law, arising out of or in connection with the misuse of Pool.
Please Note:
(1) Guests must pay in full when booking through Vacation Rental By Owner. The card supplied at the time of booking will be charged for the total. Guest will receive follow up communications including Management Company’s Vacation Rental Agreement for e-signature which is required for all stays.
(2) Management Company reserves the right to deny stays less than 7 nights, if the arrival date is more than 30 days out from the booking date. Stays less than 7 nights, with an arrival date between mid-April to mid-October, are stringently prohibited unless approved by management.

When to visit & When to book:
- Summer months are the most expensive season in Emerald Isle. To find the best value, change your group's vacation to the Spring or Fall seasons. May, September, and October offer great weather, less crowded beaches, and greatly reduced traffic. Many vacationers use this method to reserve larger homes, or to reserve an oceanfront vacation rental that would otherwise be unavailable or unaffordable during the Summer months. Speaking of the off-season, don't overlook the holidays for a New Bern vacation! Who wouldn't love a holiday vacation on the coast? Thanksgiving and Christmas are great times to gather with friends and family at the beach.
- The earlier your group can book a vacation rental, the easier your search will be. The most desirable properties are reserved very early. Reserving your rental 6-12 months before your vacation dates is recommended. Christmas, Thanksgiving and New Years Eve are excellent times to plan and book your rental home.
- Active Duty and veterans of the US Armed forces may be qualified for special discounts. Be sure to ask your prospective property owner or host whether your group qualifies for a price reduction.
- Property managers typically offer customers an option to add vacation insurance. Trip insurance, which commonly costs between 1% - 5% of the booking price, offers visitors reimbursement of costs for missed time as a result of personal medical-related catastrophes or weather, as well as evacuation costs, such as an unexpected hotel or additional fuel expenses. - Inspect the property a final time and look for any damage. We suggest inspecting the property with the host whenever you can. If the host isn't available, remember to take video of the property to record its condition.
- After your trip, leave a review! Property managers rely on good reviews to drive more reservations. They'll be much obliged for your feedback. Alternatively, if something wasn't as described, other vacationers will will be grateful for your review find their best vacation home. Be fair with your review. If something fell short of expectations, consider whether the manager had any control over the issue, and if so, whether they responded reasonably to remedy it.
